How it Works

The Pima NADA 1.0 program offers two distinct down payment assistance options designed for FHA buyers (Basic or Plus). The Basic option provides 3.5% of the purchase price to cover the minimum down payment and is completely forgiven at closing, meaning it’s a true grant with no repayment required and no second lien recorded — you walk away with 100% financing and no additional debt tied to your home. The Plus option provides a total of 5% assistance — 3.5% for the down payment and an additional 1.5% to help cover closing costs. This assistance is provided in the form of a second lien, that must be repaid over 10 years or when you sell/refinance. This option results in a combined loan-to-value (CLTV) of up to 101.5% and is ideal for buyers who need help beyond just the down payment and are comfortable with a deferred repayment structure.

Why We Created This Program

In today’s housing market, the challenges are real: soaring home prices, high interest rates, and the steady disappearance of state and federal funding for down payment assistance. What’s worse? The limited funding that does exist is often reserved for big-box retail lenders — institutions known for rigid guidelines, inflated costs, and limited loan options.
