How it Works
The Pima NADA 1.0 program offers two distinct down payment assistance options designed for FHA buyers (Basic or Plus). The Basic option provides 3.5% of the purchase price to cover the minimum down payment and is completely forgiven at closing, meaning it’s a true grant with no repayment required and no second lien recorded — you walk away with 100% financing and no additional debt tied to your home. The Plus option provides a total of 5% assistance — 3.5% for the down payment and an additional 1.5% to help cover closing costs. This assistance is provided in the form of a second lien, that must be repaid over 10 years or when you sell/refinance. This option results in a combined loan-to-value (CLTV) of up to 101.5% and is ideal for buyers who need help beyond just the down payment and are comfortable with a deferred repayment structure.
